Preparing the right
information

Getting clear from the outset saves time and prevents costly missteps. You will need:
Brief:
Clarify how your home should feel, function and be enjoyed.

Measured Survey:
Get a laser scan survey of your home to provide 2D and 3D drawings as well as site context.

CCTV Drainage Survey:
Commission this survey to understand the below ground infrastructure for future development.

Asbestos Survey:
Gain insight into a future issue that could hinder construction start dates and can be dealt with in advance.

Home Buyer’s Survey
Prepare this document for us so that we can see what the survey has revealed as the existing property issues.

Beginning your extraordinary
home journey

Stage 1 - Exciting times ahead - its now time to start those sketch designs
Moodboards:
Develop visual direction across interior and exterior architecture, interior design and landscaping.

The Client Portal:
It's not easy to keep track of all the information, deadlines, design presentations and tasks that take place in the life cycle of a project. This is why we have developed a unique client portal that allows you to track where your project is at and collects all the information for you.

Developing a Planning Strategy:
Whether your looking to build a new home or renovate, work on a listed building or your home is in a conservation area, the local planning authority will have developed guidance that will support the developing planning strategy.

Researching Precedents:
Understanding what has already been developed in the local area can be a huge benefit in understanding where we can push the design boundaries with respect to planning policy.
First Sketches:
To see your vision come to life we will start by sketching out the the plans, sections, elevations and 3D’s of the proposed design. This will show you how the design flows and what it will feel like to use the house.

Specialist Consultants:
The design development will help to show us if we need to use any specialist consultants and if so, then we have access to them all.

Cashflow Projection:
To help keep a finger on the pulse of the project budget we will develop a cashflow projection for the project so that you can see how the finances of the project will be spread of the life time of the works.

By now, you’ll know the design, mood, flow, key strategies, outline costs, which consultants are needed and how your project is tracking.

Month 1

Developing the concept to see the extraordinary

Stage 2 - With the sketch design in place we now take everything in to 3D and develop the planning statement
Materials Selection:
As we move from the sketches in to 3D form, we make material recommendations and show you how they look in the developing 3D model.

3D Modelling:
Experience your home through renders that bring the space to life and flythrough animations to see how your home will feel.

The Preapplication Statement:
To give the project the best chance of success we will develop the narrative for the preapplication statement and engage with your neighbours to try and keep things moving smoothly.

Preapplication:
To help secure support from the planning department for more complex renovations and extensions or new build homes, we engage with the planning department before formally submitting for planning. This will help you gain support from the local planning department and this is how we have managed to keep our planning success rate at a very high 98%.

Construction Budgeting:
With feedback from the local planning authority, concept will be refined the projected costs of the project will be developed through the use of a cost consultant and or we will invite our skilled contractors to share budget projections.

With 3D's, support from the the local planning authority and a developing clarity on cost - your home concept is becoming a reality.

Month 2 - 3

Wrapping it up in a bow to submit for planning permission

Stage 3 - Its time to finalise planning submissions and start to set up the technical design stage.
Specialist Reports:
Its at this stage that any specialist consultants will submit their reports and documentation so that we can embed this data in to the final planning statement.

Planning Drawings:
With feedback from the council received, any negotiated changes agreed with the local planning authority are now made to the planning set of drawings. Your sign off is essential.

Photorealistic Visualisations:
To make sure that you love your home and that the local planning authority understand the quality of the proposed design we produce photorealistic visualisations that show you how the design will look and feel.

Month 4
Planning Statement:
Wrapping up all of the reports, drawings and visualisations in to a planning statement that will make the best case possible for your project to achieve planning consent.

Technical Design Preparation:
Now that your application has been submitted you have a decision to make. You have already received support from the local authority at the preapplication stage and so will you want to jump on to developing the technical design before receiving full planning consent. You must be clear that starting on to the technical design without consent in hand carried a small risk but if your trying to get to site as quickly as possible then this may be a risk that is worth it, saving you almost 12 weeks of the planning period.

With the final planning pack submitted and photorealistic visuals of your home ready - we can now start to work on detailing your home.

The extraordinary emerges as the details develop

Stage 4 - The detail design stage is where the vision becomes buildable - through technical precision, detailed coordination and virtual reality modelling.
Design Programme:
As we embark on the technical design phase you will have all of the tasks and time lines mapped out for you on the client portal so that you are staying informed consistently.

Room Performance Specification:
This is where we define how well you want your house to perform. Thermal insulation, acoustic insulation, under floor heating, MVHR, AC, Solar, ASHP. Let us guide you on the right balance.

The Interior Design & Virtual Reality:
In parallel to the technical design stage, the interior design will be started so that you know where every light is going, what every piece of joinery looks like and how each space will feel with the finishes, colours and furniture. To help you feel confident in your design decisions we create a virtual reality model so you can experience it as if you were there.

The Structural and Architectural:
The first draft of the structural and architectural technical drawings are now developed and its time to get those all important regulatory sign offs.

Specialist Suppliers
Coordination with specialist suppliers to ensure that that all systems designed for the home are integrated in to the technical drawings.

Party Wall :
With the architectural and structural drawings completed we will recommend the right Party Wall surveyor for your project and get those submissions in, as this process can take some time.

Building Control
In parallel to the party wall process, we will get the drawings approved by building control so that everything is signed off before you go out for tender.

Health & Safety
To ensure that the works are carried out safely and that your meeting your duties under health and safety, we will recommend to you which health and safety consultant should be appointed to your project (also known as the Principle Designer).

The Bill of Quantities
With all of the structural, architectural and interior design packs completed and approved by you, its time to get the works quantified. This will allow you to go out to tender with all contractors bidding on a like for like basis.

The Tender Process
Finding the right contractor for your project involves interviewing, previous clients and architects they have worked with, back ground checks and seeing their active sites, nearly finished projects and completed jobs. All this is done whilst they are filling out the BoQ, so that at the end of the tender you know how much each contractor will charge, how quickly they will do the work, and understand the quality of their work.

Insurance
The final thing you need to do before you start is to get that all important insurance in place and we will help you find the right broker to make it happen.

With all of the construction documents completed and the contract in place, its now time for the most exciting part - building your dream home

Month 8 - 9

Turning the detailed vision in to a built reality.

Stage 5 - Is where all the hard work pays off as the designs come to life with precision, speed and careful management.
The Construction Programme:
Before demolition starts, we work with your selected contractor to build up a project programme so that from start to finish we have a critical path highlighting all of the mile stones and deadlines as well as when finishes need to be delivered to site.

Weekly Site Inspections:
We will be inspecting the site on a weekly basis from the project inception until the project completion, as we are obsessed with realising the vision exactly how we designed it with you.

Monthly Site Meetings:
Its important to ensure that you are consistently being kept up to date with the site progress, finances and upcoming decisions. As such we will be meeting with you along with the contractor, and any other professionals that are needed to keep the project steaming ahead.

Monthly Valuations :
To stay on top of the finances and ensure that your only paying for the work that has actually been done, we will be carrying out a review of the amount of work done every month and issuing you with a detailed excel breakdown so you know exactly what your paying for.

Overseeing The Work:
Our goal is to make your life as easy as possible and the experience an enjoyable one. This is why we take on the role of project management and contract administration. Basically, you don’t need worry, we are all over the build.
